Both require signing in with an Xbox account to save the game (although it can be accessed offline with a previously signed-in session); otherwise, it won’t be playable and will remain stuck on the sign-in warning screen. After that, all content can be accessed even without an internet connection.
Neither game requires additional downloads, they are complete on the disc.
